A travers l'analyse des rapports de location de biens immobiliers à Paris, du milieu du XIXe siècle au début du XXe, on propose une orientation de recherche permettant de saisir, dans leur diversité sociale et historique, les enjeux sociaux et politiques inscrits dans la relation d'échange de ces biens. La reconstruction de l'espace des relations qui règlent l'échange et l'usage de l'habitation, de la boutique ou de l'atelier, met en lumière des démarcations sociales plus fines que celles habituellement relevées par l'historiographie sociale, des oppositions s'organisant selon la hiérarchie des secteurs d'activité et des sexes et non pas seulement selon celle des catégories socioprofessionnelles, des obstacles à la mobilité sociale inscrits dans la distribution des groupes sociaux dans l'espace urbain et non pas seulement dans la structure de l'économie. Liée à l'étude de leur régulation par les instances judiciaires et par les politiques publiques, l'analyse de ces relations conduit en outre à envisager, au-delà des différentes formes d'inégalité devant la justice, les processus de construction des «droits» exprimés en revendications adressées à l'Etat, la formation de nouvelles compétences, d'ordre juridique notamment, des organisations de défense des intérêts et finalement la constitution de nouvelles catégories par lesquelles les identités sociales se réorganisent sur la base des rapports de consommation. Susanna Magri : Proprietors, tenants, the law. Main steps to a sociological analysis of relations in property renting, Paris 1850-1920.
Based on the analysis of documents for property renting in Paris in the mid 19th century and early 20th century, this article presents a means of research into the social and political factors involved in the exchange of property with their social and historic diversity. Reconstructing the space in which these relations of exchange took place and the different uses of the property exchanged, whether a shop or workshop, underlines better-defined social distinctions than does social historiography : oppositions fall into hierarchies based on the sectors of activity and sexes and not just those related to socio-professional categories, obstacles confronting social mobility are a part of the way social groups fit into the urban space and not solely as regards economic structure. The regulation of these relations by legal proceedings and public politics also brings the analysist to envisage beyond the different forms of inequality in front of justice, the processes of construction of the "rights" expressed in demands addressed to the State, the creation of new competence, in particular, legal, the introduction of organisations for the defence of interests and finally, the constitution of new categories by means of which social identity is reorganized on the basis of consumption variations. of activity and sexes and not just those related to socio-professional categories, obstacles confronting social mobility are a part of the way social groups fit into the urban space and not solely as regards economic structure.
