Les quartiers durables sont à la fois des vitrines, des laboratoires et des étapes de la réalisation de la ville durable. L'habitat constitue une pierre angulaire de la conception de ces quartiers, dans la mesure où il est un support de la mise en œuvre de normes d'habiter qui visent à encadrer les comportements et un point de tension dans les pratiques et représentations des habitants. L'analyse des décalages entre les principes de conception et les usages réels permet de mettre en évidence l'importance des trajectoires et choix résidentiels des ménages dans l'appréhension des normes d'habiter et des dispositifs spatiaux. La réalisation d'une mixité sociale par l'habitat, qui se traduit très différemment selon les projets, aboutit à la cohabitation de ménages aux modes d'habiter différents. Or la rhétorique de la responsabilisation et les conflits d'usages montrent la prégnance d'inégalités en termes de capacités d'appropriations de l'habitat. Sustainable neighborhoods are at the same time showcases, laboratories and stages of the construction of a sustainable city. Housing is the keystone of the conception of these neighborhoods. It's both a support for the implementation of living standards which aim to regulate behaviors, and a point of tension in the practices and the representations of the inhabitants. The analysis of the gap between principles of conception and the real uses, highlights the importance of the households' trajectories and residential choices in the understanding of living standards and spatial devices. Creating a social mix through housing, which can have different faces in every project, always leads to the cohabitation of households with different ways of living. Yet, the discourse about responsibility and the conflicts of uses show the omnipresence of inequalities in housing appropriation. These projects of sustainable neighborhoods, widely based on a technical and performative approach of sustainability, take little account of these inequalities.
