Durant les années 1970, les espaces périurbains ont été l'ultime solution destinée à accueillir les ZHUN (Zones d'Habitat Urbain Nouvelles) pour pallier la crise du logement qu'a connue la ville d'Annaba. Et depuis la fin des années 1990, la ZHUN El Bouni a vécu des dynamiques démographiques, sociospatiales et économiques majeures. La promotion d'El Bouni au rang de chef-lieu de daïra, l'expansion et la diversification du parc logement, l'explosion des activités commerciales et de service et la multiplication des équipements ont joué un rôle décisif dans son processus de recomposition socio-spatiale et dans la fabrique d'une maturité à travers le temps, et donc d'une certaine autonomie par rapport à Annaba, la ville-mère. Cet article tente de retracer le chemin parcouru par la ZHUN depuis sa création et d'identifier quelques-uns des mécanismes de développement territorial en œuvre par lesquels la ZHUN est passé du statut d'une cité-dortoir à un territoire en voie de maturité. L'analyse du processus de construction et de développement du territoire, en mobilisant l'approche rétrospective, procède d'une reconstitution des transformations spatiotemporel survenues depuis la création de la ZHUN. Elle s'appuie sur une analyse quantitative multidates, une analyse qualitative basée sur une enquête par questionnaires semi-directifs auprès d'un échantillon de 100 chefs de ménages et un relevé sur le terrain des sites d'implantation des principaux équipements et services. During the 1970s, the peri-urban areas were the ultimate solution to accommodate the ZHUN (New Urban Housing Areas) to alleviate the housing crisis that the city of Annaba has experienced. And since the late 1990s, the ZHUN El Bouni has experienced major demographic, socio-spatial and economic dynamics. The promotion of El Bouni to the rank of chief town of a daïra, the expansion and diversification of the housing stock, the explosion of commercial and service activities and the multiplication of facilities have played a decisive role in its process of socio-spatial recomposition and in the creation of a maturity over time, and therefore of a certain autonomy in relation to Annaba, the mother city. This article attempts to retrace the path taken by the ZHUN since its creation and to identify some of the territorial development mechanisms at work by which the ZHUN has passed from the status of a dormitory town to a territory in the process of maturing. The analysis of the construction and development process of the territory, using a retrospective approach, proceeds from a reconstruction of the spatio-temporal transformations that have occurred since the creation of the ZHUN. It is based on a multi-date quantitative analysis, a qualitative analysis based on a survey of 100 heads of households using semi-directive questionnaires, and a field survey of the sites where the main facilities and services are located.
